1. What information can I access on the landdirect.ie?

Authorised users can:

  • Conduct on-line searches of the register (folios and title plan maps)
  • Undertake names index searches
  • Search and locate property using our digital map
  • Use an index of addresses to view a map and locate a folio
  • Discover the existence of any relevant transactions which may already be pending in the Land Registry against a particular property
  • Track progress of cases on-line
  • Order certified copies of particular documents
  • Lodge applications for registration – eForm 17
  • Avail of these services from 7am to 8pm Monday to Friday and 7am to noon on Saturdays

2. How do I open an account?

At present landdirect.ie operates on a subscription basis. A completed application form, landdirect.ie1, should be sent to the Property Registration Authority together with a fee of €125. This amount is credited to the new account. Usernames and passwords are then assigned. There is no charge for accessing the landdirect.ie, but fees are payable for the actual usage of the services provided.

3. Can I search maps to identify the owners of property?

Yes, by clicking on a seedpoint on our Digital Map.  Seedpoints are location identifiers through which the registered land parcels have been linked to their corresponding folio(s) within the Land Registry database.

4. Can I access registration information by address on landdirect.ie?

Yes, by using the Address Search function. This uses the Geo Directory, which is compiled by An Post and the OSi, to link all postal address in Ireland to our Digital Map. 
Note that address of the registered owners is not always the address of the property.

5. How can I keep track of what I’ve spent?

Each time the customer conducts a fee paying transaction on landdirect.ie, they have the opportunity to enter their file reference. This appears on the users activity log alongside the transaction details. The activity log can be accessed for any date range. Note customers can also have the facility to check their balance online. Once this is set up, the system also notifies the user when their landdirect.ie balance falls below €50. Users can also be set up as “Account Administrators” which allows access to all transactions carried out on the account.

7. What are the advantages of using the eForm 17?

There are a number of benefits in lodging applications for registration using the eForm 17. These include:
• the provision of a Dealing Reference Number prior to lodgement,
• verification of the registered owner details which helps to avoid errors
• automatic fee calculation
• automated completion of part of the form

In addition because of the pre-lodgement of some information the processing of the application can be carried out more efficiently and registration completed more quickly.

8. Can I print the copy folio viewed on landdirect.ie to use for legal/official purposes?

No, a printed copy of the folio you view here is not acceptable for official purposes. If you require a Certified Copy Folio, the fee for which is €40.00, the application form is available on our main website, see Land Registry Forms.
